When left unchecked, property taxes can be a cancer to your financial well being. Let's face it, property taxes have a direct effect on your monthly financial output when paid in escrow. I personally watched my mortgage payment increase in a four year period by almost 35% all because I never appealed my taxes. The reason is due to the accessed value placed on the home by the county. If the accessed value is incorrect chances are you will be paying more than your fair share. Also this means that by not appealing I did not give myself the opportunity to use the 3 year freeze. It is imperative to know the comps for your home and challenge the assessed value. I am not saying that there is gross negligence in property assessments, the issue is the way comps are done in bulk, its not way to properly access every home on an individual basis and can result in value errors. Challenge , challenge, challenge until you win - or just get a (3) year freeze either way you have taken a step to lower your monthly obligations.
